Wichita Bay Estates is located in the City of West Tawakoni conveniently off of Highway 276. This property is approximately 70 acres and will hold 100 home sites ranging between .5 acres and .75 acres. There are a couple larger parcels that host some land that have steep elevation. This will be a gated community with a 5 acre park and private boat launch. The homes will vary starting around 1300 square feet and ranging up to 3000 + Square feet. There will be three basic lot designs. Lake Front, Lake View, and Lake access. The larger homes will be located on the water's edge and come with mandatory SRA leaseback ranging from .3 up to .7 of an acre.
Our goal was to offer something for everyone who wants to live a stress free life in a brand new home. There will be a mandatory HOA that will be tasked with maintaining the park and doing maintenance on the two cemeteries located within this subdivision. One cemetery has marked plots that date back to the 1800’s while the other only has an approximate location. We tried to honor the original family by naming the main road through the subdivision after them (Caro Drive). The HOA will also be tasked with making sure a minimal level of upkeep happens on all the homes. We can all agree our goal was not to create an HOA environment that was overbearing and cumbersome to deal with but rather an advocate for peaceful orderly lake life!
Another fact that will set us apart is there will not be any vacant lots sold to prospective homeowners. Everything will be sold with a home on it or to builders who have a legal responsibility to build within certain time frames. This is to guarantee a full healthy community is built from the start. There will be 4 phases of homes built starting on the West side and working towards the East. The City of West Tawakoni will provide water and sewer for all the homes . All electrical will be underground and hopefully the new fiber optic lines will be installed alongside the electrical. Our goal is to have a completed project by 2029.
